About Our Line Item

Defining each line item for you . . .

When providing our final estimate for review, we provide an explanation of each line itme on the bid sheet. Below is a sample of a major project that included a second story addition to the customer's home and basically remodeling every room in the house with the exception of their kitchen.

Line by Line Explanation of Sample Bid Sheet

General Construction and Product Information

To Our Customer,
Please find below our “line item” description and explanation directly related to each number on our preliminary estimate, according to the preliminary plans provided to us by the architect. We carefully studied the plans and included everything we could for a finished product, without you as the homeowner actively involved. The total cost of the project may be reduced considerably by homeowner participation. For instance, sometimes the homeowner will purchase and supply certain products for installation and eliminates the contractor’s standard mark up; however, if the homeowner selects to participate, he or she will also assume the responsibility for the following shopping, purchasing, arranging and causing delivery of any product to the jobsite, receiving and inventory of the bill of lading, product warranty and most importantly, the correct product model, size and specifications of said products to meet the standards of the local building codes and industry.

1. Building Permits City of Burbank: We are providing an “allowance” for the cost of the building and remodel permits and the allowance should be adequate to cover the actual costs; however, when an allowance is given, the difference in cost is either credited or debited to the accounting of the project by “change order invoices”.

2. On Street Use City of Burbank: We are obtaining these permits for constructions bins that will be parked on the street, directly if front of the house. The contractor must comply to the local governing authorities to use the street for this purpose. The City of Burbank must be named as an “additional insured” on our insurance policy for any damage that may be caused to the street; barricades with flashers must be present front and back of the container; plywood under the wheels to prevent damage to the asphalt paving; and we must use a trash disposal company the is approved by the City of Burbank. We do not want to use your driveway because the potential cost to repair the driveway may exceed the cost of the permits. We have provided an adequate allowance for this item and will comply to our accounting procedures for allowances.

3. Surveyor -Property Lines: The architect has indicated that the contractor is responsible for determining the actual property line for this construction project. This will definitely be required for the south side of the house where the house is being “bumped out” and we need to comply to the building codes concerning setbacks. The survey may also require us to relocate the Hvac equipment and comply with the same setback rules. Our licensed survey has given us a full survey price; however, if the City of Burbank only requires a “one side survey” the allowance will be reduced.

4. Deputy Inspector: The Deputy Inspector is required for certain inspections that require “observation” during the actual process of work being performed by the general contractor. We have made an adequate allowance for these inspections and will comply to our accounting procedures for allowances.

5. Sanitation -Portable Toilet: We have made an allowance for the rental of a portable toilet for a period of four months only. This portable toilet will be located on the parkway next to the trash container and is serviced once a week by our supplier.

6. Trash Removal -40 Yd Containers: We have given a bid amount for these trash containers which includes the cost of the dumping fees at the local county dump site. Bid amount is a fixed price which covers the removal on all trash from and for the duration of the project.

7. Trash Removal -10 Yd Low Boys: We have given a bid amount for these “low boys” which includes the cost of the dumping fees at the local county dump site. Bid amount is a fixed price which covers the removal of all dirt from excavation, and all concrete that is removed for new foundation and retrofit underpinning.

8. General Demolition: We have given a bid amount for all demolition which includes removal of walls, almost all of the windows, all drywall and plaster where needed, removal of framing and sheathing as needed, removal of roofing materials and framing as needed, removal of flooring where needed, “gut” one bathroom and much more. Bid amount is a fixed price which covers all demolition needed for this project.

9. Retrofit, Underpin and Grade Beam: We have given a bid amount for this foundation work; however, it is contingent on receiving the approved “foundation plans and details”. We are confident our pricing is adequate according to the preliminary plan, and unless there are any dramatic changes to the approved plans and details, the price is firm. The “grade beam” requires us to open the living room floor and in the adjacent bedroom, hall, laundry and bathroom, which in our opinion will destroy the flooring throughout these rooms. We have concluded that new flooring will be required in all of these rooms. The grade beam, retrofitting and underpinning is located within the existing floor plan “foot-print”.

10. Standard 2nd Story Foundation: We have given a bid amount for this foundation work; however, it is also contingent on receiving the approved “foundation plans and details”. We are confident our pricing is adequate according to the preliminary plan, and unless there are any dramatic changes to the approved plans and details, the price is firm. The 2nd story foundation is located outside the existing foundation “foot-print” of the first floor. The survey is needed to determine the actual property line location where the house is being bumped out along the south wall of the bedroom, laundry room and bathroom to comply with setback rules and regulations. The survey may also require the location of the Hvac equipment to be moved to another location to comply with the setback rules also.

11. Simpson Hold Down Schedule: We have given a bid amount for this hold down schedule; however, it is also contingent on receiving approved “framing and foundation plans and details”. We are confident our pricing is adequate according to the preliminary plan, and unless there are any dramatic changes to the approved plans and details, the price is firm. This cost includes all Simpson metal hold-downs, strapping, hangers, bolts, tie-downs and fasteners needed to comply with the preliminary plan and Type V construction.

12. Steel Work: We have given a bid amount for this steel work; however, it is also contingent on receiving approved “structural plans and details”. We are confident our pricing is adequate according to the preliminary plan, and unless there are any changes to the steel work, our price is firm. The plans call for one steel post in the living room (closet) and a structural steel “moment frame” which will help support the second floor. This work must be complete by a certified welder and the actual welding observed by a Deputy Inspector.

13. Chimney ~ Remove and Replace: We have given a bid amount for the work required to extend this brick chimney; however, it is also contingent on receiving approved “structural plans and details”. We are confident that our pricing is adequate according to the preliminary plan; and unless the approved plans require us to remove the existing firebox and mantel, our price is firm. We are proposing to remove the existing chimney down to the throat of the firebox simply because you cannot just extend the existing chimney. The wall on both sides of the existing chimney will have to be opened and reframed to rebuild this chimney. The existing firebox and mantel are not to be removed, altered or replaced and is not included in this estimate.

14. All Framing ~ Type V Construction: We have given a bid amount for all framing for this project; however, it is also contingent on receiving approved “framing plans and details”. We are confident that our pricing is adequate according to the preliminary plan; and unless there are significant changes in the approved framing plans, our price is firm. Our price includes all lumber and labor for framing according to Type V Construction.

15. Sheathing and Shear Wall: We have given a bid amount for all floor sheathing (3/4“ CDX glued and nailed), all roof sheathing (according to local codes) and all shear wall (½“ rated Struct 1) according to the preliminary plans; however, it is also continent on receiving approved “framing plans and details”. It appears that “shear wall panels” are required on the interior walls, and our price includes shear wall for the entire wall or “shimming or furring out” these walls to maintain one continuous level for hanging drywall, otherwise there would be a bump in the wall. We are confident that our pricing is adequate according to the preliminary plan; and unless there are significant changes in the framing and shear wall plans, our price is firm.

16. Cost of Doors, Windows and Skylights: Jeld-Wen Wood Series Windows: The plans have called out for windows manufactured by Jeld-Wen and you may visit their website at: www.jeld-wen.com to review their products and warranties. Our supplier has provided us with pricing for Jeld-Wen windows according to the nearest standard sizes available, without ordering custom sizes. The Jeld-Wen Wood Series are a quality window and the general nomenclature is as follows: Wood Exterior, Wood Interior, Factory Primed, Low-e II, Dual Glazed, Aluminum White Screens with Black Mesh, White Hardware and Stucco Molding. Our pricing is based upon the window schedule provided; however, the plan omits replacing two windows in Bedroom 2, two windows in Bedroom 3 and one window in the Kitchen. We are not clear whether the City of Burbank will require us to replace these five windows for whatever reason they may require; for instance, Energy Conservation. Nevertheless, we have not included these five windows in our price, and there would be an additional charge to change out these five additional windows. Our estimate does not include the Clad feature offered by Jeld-Wen, and to add this feature would be a change order and incurring additional charges. The Low E II feature is not specified on the plans but is highly recommended; however, before placing the order, we can reduce the cost of these windows by eliminating this feature. Based upon the preliminary plans, and the nomenclature of the windows described above, our pricing is an allowance and will be adjusted prior to actually placing the order.

T. M. Cobb Interior Doors: You may visit their website at: www.tmcobb.com to review their products and warranties. The preliminary plans call out “hollow core” interior doors and have not called out the manufacturer for the interior and we have chosen T. M. Cobb for this job. Our estimate is based upon all interior doors to be pre-hung, pre-bored, hardboard, hollow core and with dull brass hinges. We need to look at the existing interior doors to determined what style interior doors need to be ordered to match existing conditions. This change order will increase the pricing for the interior doors, but the “up-charge” would be minimal in overall pricing. There are a total of seven interior doors that are not included in this estimate. Based upon the preliminary plans, and the nomenclature of the interior doors described above, our pricing is an allowance and will be adjusted prior to actually placing the order.
T. M. Cobb Exterior Doors: You may visit their website at: www.tmcobb.com to review their products and warranties. The preliminary plans do not call out the manufacturer for these exterior doors and we have chosen T. M. Cobb for this job. Our estimate is based upon all exterior doors to be pre-hung, double lock bore, solid wood, factory primed, tempered, dual glazed, clear glass, one-lite, dull brass hinges, stucco mold, oak threshold and no screen doors. Both doors to the upper balcony will also have an operating awning window above each door. Replacing the front door and the kitchen door are included in this estimate nor is it indicated to do so on the preliminary plan. Based upon the preliminary plans, and the nomenclature of the exterior doors described above, our pricing is an allowance and will be adjusted prior to actually placing the order.
Velux Skylights: You may visit their website at: www.veluxusa.com to review their products and warranties. The preliminary plans do not call out for operating skylights but this is an option to considered and would be considered a change order and increase the cost of the skylights. These skylights are aluminum clad exterior wood, wood interior, curb mounted, low e II, dual glazed and tempered. Based upon the preliminary plans, and the nomenclature of the skylights described above, our pricing is an allowance and will be adjusted prior to actually placing the order.

17. Installation of Windows, Doors and Skylights: All windows, doors and skylights will be installed per the preliminary plan, including the framing of the opening where necessary, flashing of all and sealant or caulking as needed to weatherproof each opening. Based upon the preliminary plans we are providing a price which is to be considered a bid and a firm price.

18. Insulation ~ Exterior Walls and Ceiling: Our estimate is based upon insulating all exterior open walls with R-13 and the second floor ceiling with R-19 only. Insulating any other interior walls will be considered a change order and increase the pricing. Based upon the preliminary plans we are providing a price which is to be considered a bid and a firm price.

19. Drywall and Cornerbead Installation: Our estimate is based upon installing drywall on all new framing, and replacing and/or patching areas where existing drywall/plaster has been removed during the construction process. Where shear wall panels are indicated on the plans, specifying only part of a wall, the wall will be furred out with shear wall or furring strips for these area to maintain one continuous flat surface. Green wall or water resistant drywall will be used in the laundry area and both bathrooms. Based upon the preliminary plans we are providing a price which is to be considered a bid and a firm price.

20. Tape, Mud and Sanding to Paint Ready: Our estimate is based upon square footage calculated from the amount of drywall installed and purposed patching. The drywall finish is to be smooth throughout, without any texture, sanded and ready for primer. After the primer is applied, the painters touch up where needed prior to painting. Based upon the preliminary plans we are providing a price and it is considered a bid, and a firm price.

21. Moldings -Base and Casings: Our estimate is based upon MDF or Finger-joint paint grade materials, and the base moldings are calculated at 3.5 inches wide, and the casing are calculated at 2.5 inches wide. We need to look at what kind of moldings are existing and adjust this pricing accordingly to match the existing moldings as close as possible. We have provided a bid price based upon the preliminary plans, and is subject to change.

22. Scaffolding ~ Required: We will provided roll-a-round scaffolding towers for working on the interior; however, exterior scaffolding will also be necessary and will be provided by a licensed scaffolding contractor. Our scaffolding sub-contractor has provided us with a bid and this price is firm.

23. Sandblast House and Garage: We have included sandblasting both the house and garage to remove all paint and any finish coat; this will allow us to apply La Habra color stucco directly to the existing brown coat and new stucco with conformity. Although you can apply the color coat directly over a painted surface, it has been our experience that the color coat will eventually begin to peel off. In addition, the sandblasting process will allow us to obtain the best appearance of the stucco possible. We have made an allowance based upon square footage, and need the sandblasting sub-contractor to look at this job to provide a firm price. The sub-contractor is properly license and will pull separate permits to perform this phase of the work. We believe that we have provided an adequate allowance for this line item and will comply to our accounting procedures for allowances.

24. Stucco Rite Paper and Wire: All new construction will be wrapped with this product, which is a quality double paper and wire (lathe) which is nailed to the structure complying to City Codes and Type V Construction. All necessary flashings, drip screeds, vent screens and stucco corner-bead are installed prior to city inspection and prior to the scratch coat of stucco. This process is also included around all replacement windows where the stucco was broken to install any new window. Based upon the preliminary plans and square footage we have given a bid price, and our price is firm.

25. Stucco ~ Scratch and Brown Coat: We use Spec Mix Stucco Blend for all of our stucco work, and this product provides a perfectly measured factory blend of stucco. Although the contractor’s cost for this product is more expensive than hand mixing the stucco from scoops of sand and plastic cement, the quality of the product is far better than hand mixed stucco. After the scratch coat is applied and the curing time of four days has passed, the brown coat may be applied and the same curing time is allowed before color coating. Based upon the preliminary plans and square footage we have given a bid price, and our price is firm.

26. La Habra Color Coat Stucco: We will provide a color chart prior to applying a standard color from La Habra Stucco color chart, or you may visit their website and see their product information at www.lahabrastucco.com. We have not included “fogging” in our estimate. Based upon the preliminary plans and square footage we have given a bid price, and our price is firm.

27. Rebuild Stairs at Back Door: During the construction and bumping out the living room wall, the existing steps and landing will be removed, and no doubt the brick will be destroyed. We have based our pricing on the preliminary plans, and will rebuild these stairs with concrete blocks, concrete, Bullnose brick, common brick and mortar at the location specified on the plans. Based upon the preliminary plans and square footage we have given a bid price, and our price is firm.

28. Rework Pavers in Back Yard: During the construction and bumping out the living room wall, some of the existing pavers will be removed, and exactly how many square feet will be removed is not known at this time; and we don‘t know exactly how many of the pavers we will be able to save and reuse. We have made allowances for buying more of these pavers; however, the appearance of the new pavers will be obvious until they have weathered for a period of time. We have provided an adequate allowance for this item and will comply to our accounting procedures for allowances.

29. New Roofing -House and Garage: We have included a new roof for both the house and garage because during construction the roofing on the house will be completely damaged and unable to save the existing roofing shingles. Our C39 licensed roofer will install a new 30 year dimensional shingle, color of the customer’s choice and all new metal edgings and flashings. You may visit the dealer’s website at www.certainteed.com to learn more about this product. Based upon the preliminary plans and square footage, our sub-contractor has given a bid price, and our price is firm.

30. HVAC -Dual Unit System: Our C20 Hvac Contractor purposes a completely new “dual system” that will adequately service a 2300 square foot, two story home. The recommended system will include a two ton unit for the upstairs and a three and a half ton unit for the downstairs. You may review “how to size your system” at the following website link: http://www.acdirect.com/systemsize.php Although a four ton system appears that it would service your two story home, with what is called a “split system” with two control thermostats, the system would constantly be pushed to work harder and the life of the system would be in question. We have reviewed this carefully and for us to guarantee and warranty our work, we are strongly recommending the “dual system” which we know is the best system for your home. Once again, during construction the existing condenser and heating unit will have to be moved and the entire system reworked, and we would not, and could not guarantee or warranty the use of the existing unit due to it’s age and size. The preliminary plans indicate that the new condenser will be located on the southeast corner of the house; however, the actual location will depend on the property line and the local building code setback rules. Once we have the surveyed property line, we will be able to determine the actual location of the “dual condenser” set up. Based upon the preliminary plans and without an approved “mechanical plan” our sub-contractor has given a bid price, and our price is firm.

31. Electrical -New Service and Rewire: Our C10 Electrical Contractor has made his estimate based upon preliminary plans; however, the approved plans will have an “electrical plan” that may reveal additional work or more specific details concerning a more elaborate lighting system; therefore, we reserved the right to adjust this estimate according to what is on the “approved electrical plan”. We have used our best judgment to design the lighting system without the overall plan. Our estimate includes the following:

· DWP Spotting Location of the New Service Panel
· City of Burbank Department of Building and Safety Permits
· “Safe Off” for All Electrical at Commencement of Construction
· Temporary Power Set Up for Construction

The electrical contractor does not include the cost of any surface mounted lite fixtures or ceiling fans in this estimate, nor any cost for the installation of any ceilings fans. See our list of products (Line Item 41) for allowances we have given for the cost of various surface mounted light fixtures. Based upon the preliminary plans that does not include an “electrical plan”, our sub-contractor has given a bid price, and our price is firm.

The existing water supply system is copper and has adequate sizing. The preliminary plans do not indicate that a tankless water heater system is to be included and at this time is not included. To upgrade to a Tankless Rinnai R-9.4 System, add $937. To upgrade to a Navien 200K BTU H20 Heater, with a recirculation system from HWS on K/S, add $1,250. The Navien system is highly recommended by our plumbing contractor. Based upon the preliminary plans that does not include a “mechanical plan”, our sub-contractor has given a bid price, and our price is firm.

33. Hardwood Flooring Downstairs: During the demolition and foundation phases of this project the floors in the living room, dinning room, bedroom one and hallway will be removed and/or damaged. In addition, the exterior wall in the dining room, living room and bedroom one will be bumped out and new flooring will be needed. We have made an adequate allowance for installing new hardwood flooring; however, our C15 flooring contractor will need to firm up this estimate and what type flooring is desired. We will cover the floors in all other areas to minimized the damage in the main entry and hall, kitchen, kitchenette, bedrooms two and three. Our estimate does not include replacing or refinishing these floors, or replacing any floor coverings in these areas. We are moving one wall into bedroom two, and reworking the closet areas in both bedroom two and bedroom three; and we will do our best to protect these floor coverings; any cost to repair, replace or refinish these floors or floor covering is not included in this estimate. We have made an adequate allowance for the hardwood flooring and will comply to the procedures for allowances.

34. Carpet Flooring Upstairs and Staircase: We have made an allowance for the carpet floor coverings in the Master Bedroom, Walk-In Closet, Bonus Room, Upstairs Hallway and Staircase. This allowance may increase depending on the final selection of carpet you wish to install. 35. Interior: Normally we supply our estimate for painting after the basic construction is completed so that our C33 Painting Contractor may give an accurate price after visually inspecting all areas that need to be painted. Nevertheless, we have given an allowance for painting the interior of the home and will comply with the procedure for allowances.

36. Painting Exterior: Normally we supply our estimate for painting after the basic construction is completed so that our C33 Painting Contractor may give an accurate price after visually inspecting all areas that need to be painted. Nevertheless, we have given an allowance for painting the exterior of the home and will comply with the procedure for allowances.

37. Wrought Iron Railings for Balcony and Staircase: We have obtained a bid from our C23 Ornamental Metal Contractor who will fabricate and install eighteen linear feet of balcony railing, and sixteen feet of railing around the second floor opening to the stairwell, and two hand rails down the proposed staircase. The railings and hand rails will be fabricated in the sub-contractor’s shop and will be “solid bar”, primed, painted and installed. There are many designs to choose from, but our estimate is based on “solid bar” wrought iron for the purpose of providing this estimate. The sub-contractor has looked at the plans and provided his estimate based upon the preliminary plans, and our price is firm.

38. Balcony with Decking: We have provided a bid for this line item based on the preliminary plans that do not include any details regarding the structural support or finish decking materials; however, we believe that the design will be a “cantilever” support system with “Trex” decking materials. Based upon the preliminary plans that do not include any structural support or finish decking materials, we have given a bid, and our price is firm.

39. Labor for Tile Work: We have provided a bid for this line item based on the preliminary plans that do not include and details regarding the design or finish tile products. Our estimate includes tile work in the shower of the master bath, around the tub in the master bath, the floor in the master bath, around the tub in the first floor bathroom, the floor in the first floor bathroom and the floor in the laundry room. All surfaces will be floated with a concrete base and then the tile is installed. We do not use “Wonderboard or Cement Board” for this application. Based upon the preliminary plans and the square footage, we have given a bid, and our price is firm.
