Outlining the biding process for you . . .
This section concerns the "bidding process" for any given residential construction project. The "Table of Contents" includes a list of all the paperwork included when providing an estimate to our customers. From the beginning of the process, to finalizing a contract, we will provide sufficient information for our customers to determine exactly who we are, what is included in the contract, what is not included in the contract and the total cost of the project. Our bidding system is as transparent as we can possibly provide to the customer.
1. Business and Contact Information: This page includes address, phone numbers, email address, website, insurance, networks, organization affiliations and general information regarding our company.
2. Square Foot Estimator: Our first estimate is based upon "square footage" which is either added to the house, and/or the area of the remodel included in the project. Each job varies according to the measurements and degree of difficulty. The initial calculations are intended to provide a general cost before proceeding to the “line item bid sheet”. Once we have approval for the general cost of the project, we will provide the “line item bid sheet” which breaks down all the pricing for review.
3. Line Item Bid Sheet: This is a sample form of our "line item bid sheet" for an addition and remodeling job and it is only a sample. Each job will vary according to the approved plans and structural engineering. Every aspect of the job is broken down into categories and either a bid or an allowance will be provide. The bid price is a fixed price and the allowances are made when the actual price cannot be determined until a later date. These allowances will vary depending on the quality of the products selected by the homeowner and credits or debits will be issued accordingly.
4. Definitions of Line Item Bid Sheet: When we are providing the line item bid sheet, our company will explain each line item to the customer, which will give transparency to our bidding process.
5. Our Contractual Terms and Conditions: The is our standard contract form which is written in large print for easy reading and for complete transparency of how we work.
6. Our Local References: We do not want to publish this list on the internet; however, we have an extensive list of local customers that is available upon request. In any event, the list will be presented prior to signing a contract.
7. Architect Required: This is a brief explanation about Plans and Permits.
