Plans and Permits


Any structural changes, or additional square footage added to your home must be designed by an architect and engineer who should have the plans “approved” by the local Department of Building and Safety that governs the area in which you home is located. Depending on the area in which your home is located, a Community Review Board or the Historical Preserved Overlay Zone (HPOZ) may need to approve such changes to your home. The architect usually deals with these details when preparing your plans. Most contractors bid on “approved plans” provided by the homeowner and their architect. Biding on “unapproved plans” may be inaccurate simply because the city may require additional work not included on the “unapproved plans”. The cost may be increased due to changes on
the “approved plans”. Permits should be pulled by the general contractor selected, and not by the homeowner or architect. All cities require the contractor to have proof of a current contracting license in good standing and worker’s compensation insurance. Beware of any contractor that requires the
owner to pull an “owner builder permit”.
